For Property Owners

Why owners trust us with their homes.

We're a small operation by design. That means your property gets owner-level attention — not a slot in a 200-home portfolio where you're a spreadsheet row. Here's what that looks like in practice.

01 · Proven track record

Real ratings, not promises.

5-star average reviews across our portfolio. Multiple properties hold a perfect or near-perfect rating, and every number is publicly verifiable on Airbnb today. No marketing spin — just the receipts.

02 · Inquiry-only screening

We protect the home first.

Every booking starts as an inquiry, not an instant book. We verify fit, surface red flags, and enforce a strict no-parties policy — so your property is rented to the right people, not just rented.

03 · Hands-on operations

Guests reach a human, fast.

Response times of 5 minutes to 1 hour, every day. Pre-arrival walkthroughs. Mid-stay check-ins on long bookings. Issues handled before they become reviews.

04 · Transparent payouts

Monthly statements, paid on schedule.

Clear monthly statements broken down by reservation, nightly rate, cleaning fee, and management fee — issued on the 10th of every month. No surprises and no hidden line items.

05 · Cross-market experience

US and international.

We currently operate in two regulatory environments — Utah and New Zealand — managing properties remotely on both sides of the Pacific. Two markets, two booking platforms, one consistent standard of guest experience.

06 · You stay in the loop

Your calendar, your call.

Owners always have visibility into the calendar, pricing strategy, and upcoming bookings. Want to block dates for personal use? Done in a message. Want to adjust minimum stay? We'll review the data with you.

Owner FAQs

Everything you'd ask over coffee.

What does Century Vacation Rentals actually do for me as an owner?

+

Everything between your front door and your bank account. We build and publish the listing, set and update nightly pricing, screen every inquiry, handle all guest communication, coordinate cleaning and turnovers, manage maintenance, respond to reviews, and pay you on a predictable monthly cycle.

Photography and lodging taxes are not in our scope — but if your property needs new images, we can refer trusted photographers, or you're welcome to use your own. Taxes stay with you and your CPA.

Your job is to own the property and approve major expenses. That's it.

What's your management fee structure?

+

One number. A single commission percentage of booking revenue — and that's the only thing you ever pay us. No setup fees, no listing fees, no monthly retainers, no markup on cleaning, no charges for guest comms or maintenance coordination.

We only make money when you make money. If a month is slow, our paycheck is slow too — our incentives are aligned with yours by design.

The exact percentage depends on property size and market. Send us a quick note and we'll come back with a number in writing within 48 hours, before you sign anything.

How do you screen guests? What stops a party house situation?

+

Three layers. First, every booking starts as an inquiry, not an instant book — we read who's coming, why, and for how many. Second, we apply a strict no-parties / no-events policy with quiet hours enforced on every listing. Third, we use platform tools like Airbnb's age and trip-purpose verification, plus security deposits and (where appropriate) exterior cameras as documented in the listing.

Local bookings under a certain age, last-minute bookings without trip context, and groups whose stated purpose doesn't match the home all get extra scrutiny — or get declined.

Who handles cleaning, turnover, and supplies?

+

Owners choose their own cleaning company. The cleaning relationship lives between you and your crew — most owners already have a cleaner they trust, and that's exactly how we like it.

If you don't have one in place, or your crew falls through, we'll step in to help you source and vet a new one. We just don't run cleaning operations ourselves.

Supplies (linens, toiletries, paper goods, kitchen basics) are owner-handled too — your cleaning crew flags what's running low, you restock. We coordinate scheduling between every guest stay, document the turnover, and flag anything that looks off so issues get fixed before the next arrival.

How and when do I get paid?

+

It depends on the platform, and we like to be upfront about that:

  • Airbnb — split payouts run automatically. The owner's share is deposited directly to your account each time a stay completes, and our commission goes straight to us. You're paid in real time, not on a delay.
  • Vrbo — does not natively support split payouts. We handle this with a separate arrangement on a per-property basis; happy to walk through the mechanics on the discovery call.
  • Direct bookings — funds come into our account, then we disburse your share to you on the monthly statement date.

Statements are issued on the 10th of every month. Each statement breaks down every reservation, gross revenue, platform fees, cleaning pass-through, our commission, and your net deposit — line by line.

Year-end, you get a consolidated annual statement formatted for your CPA. If your accountant wants something specific, just tell us.

Can I still use my own property whenever I want?

+

Yes — it's still your home. Owners can block any dates on the calendar at any time, with no fee. We just ask for a short heads-up (typically 7 days) so we're not in the middle of confirming a guest when you decide to use it.

If you want a regular annual block (e.g. the last week of every December), we'll set it on a recurring schedule and forget about it.

What happens if a guest damages my property?

+

We handle claims and damages end-to-end on Airbnb. Because we operate as remote property managers, our eyes on the ground at turnover are your cleaning crew — they're required to report any damage to us immediately during cleaning, the same day it's noticed, so we can document and file fast while the claim window is still open.

Once we're notified, we file the claim — through Airbnb's AirCover, the guest's security deposit, or your supplemental short-term-rental policy, in that order — and we represent your interests throughout the process. You're notified the moment we see damage, with photos, and you're never asked to handle the paperwork yourself.

Do I need insurance? Doesn't Airbnb cover it?

+

Airbnb's AirCover is meaningful but it isn't a replacement for a real short-term-rental insurance policy. We strongly recommend a dedicated STR policy (we'll refer you to the carriers we use). Your standard homeowners policy will almost always exclude commercial rental activity — verifying that is a conversation you need to have with your agent before we list.

What platforms will my property be listed on?

+

Airbnb is our primary distribution channel today and the source of the verified guest reviews you see across this portfolio. For qualifying homes we can extend to Vrbo and Booking.com through a channel manager that prevents double bookings. Direct booking site is on our roadmap.

What markets do you operate in?

+

Active operations today: St. George, UT; Coalville / Park City area, UT; and Tairua, New Zealand on the Coromandel coast. We're actively expanding within the American Southwest and the North Island of New Zealand.

If your property is outside those geographies, send it in anyway — we evaluate every fit, and we'd rather say no than overpromise on a market we don't know.

How is nightly pricing decided?

+

A blend of dynamic-pricing software and human review. We use market data — demand, comparable listings, lead time, day-of-week, local events — and adjust weekly. Big-impact dates (holidays, festivals, ski season, school breaks) are priced manually rather than left to the algorithm.

You'll see the pricing model on our first call. If you want hands-on input — minimums, target ADR, premium-only positioning — we accommodate that.

What does the onboarding process look like and how long does it take?

+

Standard onboarding is roughly two weeks from signed agreement to live listing:

  • Days 1–3: Discovery call, walkthrough, gap list (anything to add, replace, fix).
  • Days 4–8: Listing copy, pricing model, amenities, and house rules. (Photography is owner's choice — referrals available if you'd like new images.)
  • Days 9–12: You review and approve. Calendar, payouts, and platform accounts wired up.
  • Days 13–14: Listing goes live. First inquiries come in.

Homes that need significant setup (furniture, appliances, smart locks) take longer. We'll be upfront about timeline at the discovery call.

Do I need to provide furniture and amenities?

+

Yes — owners provide all furniture, linens, and amenities. Your property needs to arrive guest-ready: furnished, equipped with the essentials (kitchenware, linens, towels), and outfitted with the basics guests expect at your nightly rate (reliable WiFi, working appliances, a TV in the main living area).

On the walkthrough we'll produce a checklist of anything missing so you know exactly what to add before we publish. If you'd like recommendations on interior designers or turnkey furnishing companies, we're happy to refer — we don't mark up their work.

Why "inquiry-only" instead of instant book? Doesn't that hurt revenue?

+

Marginally, and on purpose. Instant book optimizes for booking velocity. Inquiry-only optimizes for booking quality — which is what protects your home, your insurance status, your neighbors, and your reviews over a five-year horizon.

The data on our portfolio: 5-star average reviews, very low damage incidents, zero party complaints. We're confident that's worth the small velocity tradeoff. If you'd prefer a different posture for your listing, we'll discuss it.

What's the management agreement length? Can I exit?

+

Initial agreements are 12 months. After that, the agreement runs month-to-month. Either side can exit with 60 days' written notice — enough time to honor existing bookings and transition the calendar cleanly. There are no exit fees and no penalties.

We win when you win. If we're not earning the relationship, we'd rather know.

What happens if my property doesn't perform well?

+

We diagnose, in writing, after 60 and 90 days. Common causes: pricing too aggressive for the market, listing copy missing a key search term, photo set under-selling the property, amenity gap vs. comps, or a market headwind (seasonal, new supply nearby). We address each one with a documented plan and re-evaluate at 120 days.

If we can't get your property to a healthy revenue level, we'll be honest about it. We don't keep homes on our roster that don't make sense for the owner.

How do I get started?

+

Two ways to reach us. Email admin@centurymanagementco.com with your property address, a few photos if you have them, and a sentence on what you're hoping for — or just call +1 (385) 217-8868 and we'll talk it through.

Either way, we'll schedule a 30-minute discovery call within the same week.

No commitment, no pressure. Worst case: you leave with a free, honest read on your property's revenue potential.

Let's see what your home could earn.

A 30-minute call, a free revenue projection, and a clear-eyed read on whether your property is the right fit for our portfolio. No pressure either way.
